We offer a variety of services to our clients, most of which require no upfront cost, because our fees are generally paid by the bank, or another home buyer, in the event you decide to sell your home.

  1. Stop Foreclosure Strategy Phone Consultation

    In this telephone assessment, which usually takes 15-45 minutes, we will review your current situation with your house including:
    a) Mortgage Payments and Back-Due Balance
    b) Review of information your lender has sent you, including whether a foreclosure auction date has yet been set
    c) Discuss the likelihood of your lender approving  a workout plan of some kind, based on our proprietary database of lender data.
    d) Review options to stop or delay including loan refinancing, short sale, bankruptcy, etc.
    e) Help you decide on a plan to stop your foreclosure, and get you the information you need to review your next steps.

    There is no charge for this service.  We do it as a free public service for financially distressed home owners.

  2. Short Sale Negotiation Services

    If you would like to sell your home, but currently owe more on your property than it is worth, we can help.  In many instances, the lender will approve a short sale.  What is a short sale?  This is where the lender agrees to take less than they are owed on the property, as satisfaction in full for the mortgage.  For example, if your mortgage balance is $500,000, but the home is only worth $400,000 in today’s real estate market, we will negotiate with the bank to take $400,000 less fees and commissions.

    In most cases, the bank will not allow you, the home owner to make a profit on the sale of the home in the event a short sale takes place.  But it is better than a foreclosure, that’s for sure!

    We will take care of all the paperwork, as well as all the tedious back-and-forth hassles involved in dealing with the bank.

  3. List Your Home For Sale

    As a licensed real estate agent, we can help you get your home sold quickly and privately.  As a licensed real estate agent, I can help you price your home for a quick sale, and work with your lender, if needed, to make sure your bank approves a buyers offer, in the event it comes in under the loan amount of your house.

  4. Guaranteed Home Buyer Program

    If you have decided that you want to sell your home, but have a limited amount of time to do it in (e.g. The foreclosure auction is just a few weeks away) we may be able to help you with our Guaranteed Home Buyer Program.

    We have access to a variety of private loans and individuals with cash to invest who can buy your home more quickly than a traditional home buyer who has to go through a formal bank loan and approval process.  Our Guaranteed Home Buyer program is limited due to the availability of funds and the value of your real estate.  Please call to see if you qualify.
